Courchevel Price Index

What a week in a Courchevel chalet or apartment actually costs, week by week and village by village, measured across 253 properties. Methodology below. Free to cite with attribution.

A dated index, regenerated from our catalogue, not a live price: weekly prices collected on 2026-09-27, like-for-like village gaps measured on 2026-09-25.

Week names revised on 2026-09-30 to follow the official 2026-27 school calendars; each week is identified by its start date.

How much each week costs above a normal one

Baseline: the week of 2027-01-09, a January week outside school holidays. For every other week we keep only the properties available in both weeks, and take the median of their individual price ratios. Seasonal premiums are like-for-like: for each week we keep only the properties also available in the baseline week, and take the median of their individual price ratios.

What is actually on the market, week by week

Median advertised price among the properties still available for each week, across all five villages.

Do not compare these medians to each other. Fewer properties remain available in peak weeks, and the ones that remain are the more expensive — which lifts the median on its own, even if no price changed. To measure how much a week costs above a normal one, use the like-for-like premiums above.

The gap between villages

Median advertised weekly price by village. Empty cells mean too few properties were available that week to publish a figure — we leave them blank rather than round.

Like for like: the same service standard, village by village

A raw median by village measures the mix of service standards each village happens to hold, not the price of the village: Courchevel 1850 concentrates the catered and higher-standard properties, the lower villages the self-catered ones. Hold the standard equal and the gap narrows, and in one case it almost closes.

Each property is taken at the median of its own winter weeks, December 2026 to April 2027, on the advertised weekly price. Snapshot measured on 2026-09-25, across 252 properties. A comparison appears only where at least five properties sit on each side of it; everything below that threshold is left blank rather than rounded. We do not publish a price gap for La Tania: our September 2026 catalogue holds three apartments and one chalet in the village, and we do not publish a median on fewer than five properties on each side of a comparison.

The result worth pausing on is the last row. At the simplest self-catered standard, an apartment in Courchevel Village sits only 21% below the same standard in Courchevel 1850 (13 properties against 24, read on 2026-09-25), where the village medians in the table above suggest a far wider gap. At that same standard Courchevel Moriond is 45% below 1850 (46 properties against 24) while sitting a hundred metres higher up the mountain: the gap follows the standard of the property, not the altitude of the village.

The live catalogue we operate at Courchevel.Rentals, weekly prices for Saturday-to-Saturday stays

Sample

253 properties across five Courchevel villages. Properties with no priced week are excluded (4 on 21 September 2026; no property on this site is price-on-request), as are any week-and-village combination with fewer than 5 available properties.

Weeks

Saturday to Saturday, the standard rental week in Courchevel, from the season opening to the closing week.

Known limitation

Weekly figures are medians of advertised prices among properties still available for that week. They are not a like-for-like comparison between weeks: fewer properties remain available in peak weeks, and the ones that remain are the more expensive, which lifts the median on its own. To measure how much a week actually costs above a normal one, use the `premiums` block, which compares only properties present in both weeks.

Collected

2026-09-27. Prices move as the season fills; this is the market as advertised on that date, not a forecast.
