In Sonny's experience, when a group is too large for one chalet, a residence of several apartments can work better than two separate houses: the concierge and the driver are shared, each apartment has its own chef and butler, and a room service goes round all of them. Ask for that arrangement by name, because the property file does not list it.

Chalets for 16 or More Guests: Why None Sleeps Over 15, and the Pairs That Do
There is a legal line at 15 guests in France, and it explains why the largest property we list sleeps 15 and not 20.
A holiday rental here is a meublé de tourisme. Above 15 people, the same building stops being treated as a holiday rental and becomes a public-access establishment, an ERP of the 5th category. This comes from article PE 2 of the French decree of 25 June 1980, the general fire-safety regulation for public-access establishments. The French government states it in its official FAQ on meublés de tourisme.
An ERP is a different kind of building. It needs a fire alarm, emergency lighting, a checked evacuation route and disabled access. A chalet is built as a home, so it does not carry any of that, and it is not certified for it.
Every person counts towards the 15. Babies count. An extra bed in a living room counts. Fifteen is fine. Sixteen is a different legal regime.
So if a single property anywhere in the resort is advertised well past that line, one of two things is true: either it is a certified ERP and can show the paperwork, or the count is wrong.
Of the 260+ properties we list, only 3 sleep 15 guests and none sleeps more, counted on 14 September 2026: Perce Neige, 8 bedrooms in Nogentil, White Sand, 7 bedrooms in Courchevel Village, and the Atmosphere Penthouse, 7 bedrooms in 1850. That is the ceiling, and it is the law, not a commercial limit.
Two neighbouring properties, one group
The legal answer is also the simple one. You take two separate homes, each sleeping 15 or fewer, standing next to each other, and you book them for the same week. Each one stays a meublé de tourisme. The group stays together.
We checked the catalogue on 14 September 2026 for properties that really sit side by side, at the same address or on the same floor plan. These four combinations hold:

Two honest points before you pick one. Bois de L'Abbaye comes with breakfast service and Bois du Fontanil is self-catered, so a group taking both should expect two different service levels under two roofs. And Alpamayor Altar has a sauna, Algonquin does not, so the two flats are not interchangeable.
What this changes for the property you choose
Once you accept that one roof for 16 people does not exist here, the question is no longer how big a chalet is. It becomes three practical ones:
- How far apart are the two front doors, really? At Bois du Ban and Bois des Barmes it is a few steps on the same plot. Two properties in the same resort but a car ride apart will not feel like one group.
- Is there a shared space large enough to gather in? The Atmosphere pair shares the residence spa. The two Bois chalets each keep their own cinema room and pool, which works better if the group naturally splits in two families.
- Do both properties carry the same service level? One catered and one self-catered means two different mornings for your group.
Availability is the last filter, and it is the tightest one. Both properties must be free for the same week, and for a pair this becomes rare fast in February. Open the two property pages above, check the week you want on each, then send us both.
Renting a Large Chalet in Courchevel for a Group
Large parties are where a chalet stops competing with a hotel room and starts competing with a floor of them. Be careful with the numbers other sites advertise, though, ours included until we counted. Counted on our catalogue on 14 September 2026, the largest chalet we list has eight bedrooms and no property sleeps more than 15. A party of 16 is two neighbouring properties run by one service team, not one address, and anyone who tells you otherwise has not checked.
Meals follow the service level of each property, not its size: Prestige brings breakfast service, prepared on site or delivered depending on the property, Excellence is half board: breakfast, tea-time and lunch or dinner, and the chef's hours, where a chef is named, are on the property file. For groups of 12+, this model makes more sense than eating out every night, both logistically and financially.
The key considerations for large groups: enough bathrooms (aim for one per two bedrooms minimum), a dining table that seats everyone, and a living area large enough to gather. Some of them list a cinema room or a wine cellar on their property file.

How much does a large group chalet cost in Courchevel 1850?
A ten-bedroom chalet is not something we can quote, because we do not have one. Counted on our catalogue on 14 September 2026, the largest chalet we list has eight bedrooms and no property sleeps more than 15. The largest chalets we list are six to eight bedrooms, and the cheapest winter week among them was €8,000 on that same reading. Each one carries its own weekly price for the week you want; we publish no range across them, because a range built on that few properties would say more about which ones we happen to hold than about the market. Peak weeks then run 38-43% at Christmas and in the week of 6 February (French Zone C holidays), and 75-79% at New Year and in the February peak week of 13 February, measured against a normal January week on the same properties.
Can we organise a corporate ski retreat in Courchevel?

Does a chalet for 12 guests take 12 adults?
Not always. The capacity of a property can include children's beds, and each property file shows the adults and the children separately where the property counts them apart. For a group of twelve adults, check the adult figure on each file before you choose: a property listed for twelve guests may take ten adults and two children.
Do children and babies count in the 15?
Yes. Every person sleeping in the property counts, including babies and anyone on an extra bed. Fifteen is fine. Sixteen puts the property in a different legal category.
