Why no chalet in Courchevel sleeps more than 15
There is a legal line at 15 guests in France, and it explains why the largest property we list sleeps 15 and not 20.
A holiday rental here is a meublé de tourisme. Above 15 people, the same building stops being treated as a holiday rental and becomes a public-access establishment, an ERP of the 5th category. This comes from article PE 2 of the French decree of 25 June 1980, the general fire-safety regulation for public-access establishments. The French government states it in its official FAQ on meublés de tourisme.
An ERP is a different kind of building. It needs a fire alarm, emergency lighting, a checked evacuation route and disabled access. A chalet is built as a home, so it does not carry any of that, and it is not certified for it.
Every person counts towards the 15. Babies count. An extra bed in a living room counts. Fifteen is fine. Sixteen is a different legal regime.
So if a single property anywhere in the resort is advertised well past that line, one of two things is true: either it is a certified ERP and can show the paperwork, or the count is wrong.
Of the 240+ properties we let, only 3 sleep 15 guests and none sleeps more, counted on 14 September 2026: Perce Neige, 8 bedrooms in Nogentil, White Sand, 7 bedrooms in Courchevel Village, and the Atmosphere Penthouse, 7 bedrooms in 1850. That is the ceiling, and it is the law, not a commercial limit.
Two neighbouring properties, one group
The legal answer is also the simple one. You take two separate homes, each sleeping 15 or fewer, standing next to each other, and you book them for the same week. Each one stays a meublé de tourisme. The group stays together.
We checked the catalogue on 14 September 2026 for properties that really sit side by side, at the same address or on the same floor plan. These four combinations hold:

Two honest points before you pick one. Bois de L'Abbaye comes with breakfast service and Bois du Fontanil is self-catered, so a group taking both should expect two different service levels under two roofs. And Alpamayor Altar has a sauna, Algonquin does not, so the two flats are not interchangeable.
What this changes for the property you choose
Once you accept that one roof for 16 people does not exist here, the question is no longer how big a chalet is. It becomes three practical ones:
- How far apart are the two front doors, really? At Bois du Ban and Bois des Barmes it is a few steps on the same plot. Two properties in the same resort but a car ride apart will not feel like one group.
- Is there a shared space large enough to gather in? The Atmosphere pair shares the residence spa. The two Bois chalets each keep their own cinema room and pool, which works better if the group naturally splits in two families.
- Do both properties carry the same service level? One catered and one self-catered means two different mornings for your group.
